  • Deep Clean: Wash away the accumulated winter grime. For most surfaces, a mild detergent and a soft-bristled brush will do the trick. A mixture of water and white vinegar is excellent for removing light mildew.  
  • A word of caution on power washing: While effective, high pressure can gouge wood, chip paint, and force water behind siding, leading to hidden mold. If you use one, ensure it’s on a low-pressure setting.  
  • Seal and Protect: For any wood surfaces like decks or trim, spring is the time to reseal. A quality water-resistant sealant protects wood from moisture that causes rot and UV rays that cause it to gray and splinter. A simple test: if water beads on the surface, your seal is good. If it soaks in, it’s time to reseal.  
  • Check Hardware and Seals: Test railings and stairs for stability. Inspect hinges, latches, and metal connectors for rust. Examine the caulk around windows and doors; if it’s cracked or pulling away, it needs to be replaced to keep water and pests out.

Summer: Vigilant Protection and Upkeep

Summer outdoor maintenance is less about major overhauls and more about routine protection during the season of greatest use.

  • UV Defense: The sun’s rays are relentless, fading paint and degrading sealants. If you have a wood structure, ensure your stain has UV inhibitors.  
  • Pest Patrol: Summer is peak season for insects. Regularly check for wasp nests in the eaves and keep the area around your structure free of standing water, which is a breeding ground for mosquitoes.  
  • Routine Sweeping: A quick weekly sweep of decks and porches prevents dirt and pollen from getting ground into the surface, making deep cleaning much harder later.

  • Debris Management is Priority #1: Fallen leaves are the enemy. When they pile up against your structure or in your gutters, they trap moisture, creating the perfect conditions for rot, mold, and mildew. Rake leaves away from the foundation and do one final, thorough gutter cleaning after most of the trees are bare.  
  • Landscape and Prepare: Trim back any tree branches or shrubs that are touching or overhanging the structure. Never stack firewood directly against your shed, as it traps moisture and invites pests. Drain and store all garden hoses and winterize outdoor faucets to prevent them from freezing and bursting.  
  • Final Repairs and Storage: Make any last-minute repairs to loose boards or railings. Clean and store outdoor furniture and cushions indoors or under high-quality, weatherproof covers to protect them from winter moisture.  

Winter: Watchful Monitoring

Winter care is primarily about mitigating the specific threats of snow and ice.

  • Safe Snow Removal: Heavy snow can put immense stress on a roof. When removing it, always use a plastic-bladed roof rake or shovel. A metal shovel will permanently scratch and gouge roofing, siding, and decking.
